Todd Williams

Todd Williams is the Broker Owner of Cornerstone Management Services. Todd began working in real estate twenty years ago.  He and his wife Jamie started their real estate journey by acquiring rental properties near the University of Florida, and self-managing.  Having built a portfolio of student rentals, vacation, and investment properties in Gainesville, St Augustine, and Lake City,  he decided to purchase Cornerstone in late 2021 to bring fresh ideas into the Community Association Management world and include Property management for real estate investors.

Todd had proven himself as a master-mind property manager and is also a licensed Community Association Manager. Following up and taking ownership is something very few managers do and with managing his own investment portfolio over the last twenty years, along with his attention and customer service he wants to bring a fresh new prospective to the Community Association Management world. His mission is to provide top-quality customer service in Gainesville and North Central Florida. He draws his energy from helping others achieve their goals in management.

Whether you need your property managed or your whole community managed, he hopes to deliver unparalleled service. When you can't find him working in the Real Estate world, you'll find Todd, his wife Jamie, and 2 kids relaxing and enjoying the beach life in St. Augustine.

Jamie Williams

After receiving a B.S. in Advertising from the University of Florida, Jamie worked in advertising sales with Naylor, LLC as the top sales person for 20 years. As a multi-million-dollar producer, Jamie is passionate about helping clients get the value and results they desire. During this time, Jamie & her husband Todd started investing in real-estate.  they both have self-managed their properties & investments for the last 20+ years. Having built a portfolio of nearly 50 student rentals, vacation, and investment properties, Jamie decided to help others build their wealth through real estate. 

Jamie got her real estate license and sells real estate with Broxson Real Estate Group but she handles and helps us on our Rental Property management side.  She is extremely dedicated, passionate, hardworking & professional and can help you through the whole process of renting out your investment property.   

In her free time, Jamie can be found in St. Augustine enjoying time with her family or flipping a rental. Jamie lives in Gainesville with her husband Todd and their two kids and two min-pin pups. She is an AIRBNB Superhost, VRBO Superhost and has maintained this exclusive status for others that we manage on the short-term side. She chaired the Rental Property Commission for GACAR and was instrumental on the elimination of the single-family zoning which restricted the number of individuals unrelated living together. 

Maria Ramirez, CAM, CMCA

Maria has been working with our Associations the longest.  Her Creativity and dedication have been a great asset to Cornerstone. She completed her degree and earned a BBA with a major in Human Resources from the University of Puerto Rico. After graduating, she spent over 20 years working in Community Association Management. Her knowledge and expertise in the HOA/Condo Management are unmatched and we are so lucky to have her on the team.

In 2008, Maria and her family left San Juan, PR  for Gainesville, where she immediately fell in love with the city, its culture, diversity, and people. When she is not busy working, she is teaching Zumba in a local gym or relaxing at the beach with her her daughters and her dog

Scott Pauquette

Scott moved to Gainesville, Florida 19 years ago with his wife and 4 children. Once all of his children grew up and left the nest, he and his wife Cindy opted to move to St. Augustine.  Scott previously worked for a trade association publisher and during that time discovered a new love and career in real estate. 

Over the years Scott has developed a first hand knowledge base for property management, HOA and Condo Association business.  While in Gainesville he was President of his HOA and was also elected to the BOD at his current condo association and now the President of his current HOA in St. Augustine.  Scott also has owned rental properties and managed rentals in the past. As a result of securing both the Real Estate license and Community Association Manager license, Scott looks forward to working with Cornerstone and our clients.

Scott loves to play golf, go to the beach and spend time with his family and his granddaughter.

Tiffany Brown

Tiffany grew up in Orlando, Florida. After graduating from UCF she met her husband and moved to Jacksonville, Florida, where she worked at Merrill Lynch. Her husband’s work moved them to Gainesville, Florida, where she focused on her new family. She has one son and two daughters. 

As her children became more independent, she became a licensed realtor.  Tiffany is currently a licensed Community Association Manager and puts her license to use to help in our accounting department for our many associations.

She loves watching her son play lacrosse, her daughter dance and her youngest play oboe and saxophone. She spends most of her free time with her children and their two cats and dog.  She enjoys going to the beach, being in the mountains, visiting with friends, and music. 

Kristen Davila, CAM

Kristen was born and raised in Gainesville. She spent 5 years in Broward County and moved back to Gainesville in 2021. She worked in the medical industry for 10 years as a Revenue Cycle Manager and Client Relations Manager. She has always had a passion for real estate and decided to make a career move in 2024 obtaining her CAM license. She has a 3-year plan to become a licensed real estate agent.

In her spare time, she spends it with her husband and 2 kids spending as much time as possible in Key West. When she isn’t traveling or working you can find her working in her garden listening to Audible.  She's taking any Audible recommendations you might want to give her and is looking forward to working with our HOAs and Condo Associations.

John McClanahan, CAM

John arrived in Gainesville 30 years ago for the University of Florida—and never looked back! A true entrepreneur at heart, he spent nearly 15 years running his own successful marketing and advertising business before diving into the world of community association management. Known for his sharp eye for detail and impeccable organization, John is ready to bring his expertise to his role as our newest CAM.

When he’s not keeping things in order, you’ll find John spending quality time with his amazing wife and two kids. A passionate home chef and amateur mixologist, he loves whipping up delicious meals and craft cocktails. And if that’s not enough action, he also hits the field as a football coach at Santa Fe High School—Go Raiders!

Claudette Smith

Claudette was born in South Dakota but grew up in Bell, Florida (not affiliated with the princess Belle although she is our princess). Claudette has worked in property management for over 26 years focused on student rentals and professional rentals near the University of Florida. She has some crazy tenant stories and there probably isn't anything about a property she can't figure out! Growing up on a farm with a family full of trades she is very handy.

Claudette's favorite things include traveling, fishing and anything that includes water when there is some spare time in between plunging toilets and getting beer caps out of garbage disposals.

Robbie Williams

Rob was born & raised in Lake City, Florida.   He is our newest addition to the CMS team.  He will work to assist our current CAMS and property managers with property inspections and maintenance.  Rob and his wife Diana have 3 children with a beautiful new grandson.  In his spare time, Rob loves to hunt and empty nest with his wife.   We will try to work his schedule around his full-time hunting job.

Mallori McGrath

Mallori is a highly driven and detail-oriented property manager with a strong background in office management and customer service. Her passion for this industry was sparked years ago on trips with her father, a Navy veteran and home inspector. Watching how he cared for homes and the people in them made a lasting impression. She’s carried that same heart into her own career—finding deep fulfillment in caring for people and creating positive environments for residents and owners alike.

Growing up in the country in Michigan made her an outdoor girl through and through. Mallori loves the simple things in life, and when she’s not working, you’ll likely find her spending time with her Boston Terrier Willow, camping, or enjoying anything on the water.

Amy Ballard

After graduating from Florida State University, Amy pursued her passion for Real Estate and has been in the property management world for over 16 years.

With her thorough knowledge of the city we serve and her exceptional skills, Amy enjoys keeping a close eye and watching over the properties entrusted to Cornerstone.

She and her husband Chris, are blessed with 3 beautiful kids. Amy loves attending her daughter's volleyball game and spending her free time traveling and exploring her favorite places like Jackson Hole Wyoming. 

Norma Eugley

Norma has been providing administrative support in property management for the past 8 years and is always focused on producing excellent results. She is our office glue and multi-tasks many things for our office and wears many hats. From office manager, to payroll coordinator to helping our accounting team and assisting our CAMS she is an essential team member

She has a beautiful blended family with her husband, 5 kids, and 5 grandkids. Norma loves nature and adores animals. In her free time, you'll likely find her at Lowes, or cultivating her garden,  or yelling at her husband (haha!).   

Cliff Eugley

Cliff is our amazing maintenance team.  He encompasses a wealth of knowledge and expertise with over 8 years of working within the real estate industry specifically with our HOAs, Condo Associations and rental property maintenance.   We always send Cliff out to assess all of our properties situations and there hasn't been many things he hasn't been able to figure out!   Before that, he worked for the Maine Public Works Division in Thomaston. When he isn't taking emergency calls, he is likely working on his wife, Norma's to-do list! Happily married, they have 5 children and 5 grandchildren and a ton of fur babies. 

Gerald Wagner



Kathy Joines

Kathy was born and raised in Ohio. She married and moved to Dallas where she raised two daughters. For the past 22 years, she worked as an accountant for a real estate/property management company. She eventually settled in Florida in 2006, when her husband decided to pursue a master's degree at the University of Florida in Gainesville.

Kathy has been a professional accountant for homeowner and condominium associations for 15 years, including the last 10 years with Cornerstone. Outside of work, she likes to travel, go to the beach, gardening and everything to do with college football and basketball. But she says there’s never enough spare time!

Connor Williams

Connor was born in Gainesville, Florida. From helping his parents paint, to rental turns, showings etc. he has been part of the property management business his whole life.   Connor is a licensed realtor with CMS and helps Cornerstone on the daily property management side managing roughly 100 rentals.  He is also one of our main leasing agents and works with some of our Condos and HOAs technical sides of programming key fobs, gates, security cameras etc.  Connor is very knowledgeable in the property management/investment side of real estate and can help you find a rental even if we don't manage it!

Drew Burnstine

Drew was born and raised in Miami, Florida and is currently a student at the University of Florida.  He has always had a passion for real estate and i is looking to make a career out of it. Recently Drew has taken more of an assistant CAM role assisting Scott and Maria with some of their communities and manning our phones and front desk.  Outside of work and school, he spends lots o time staying active and loves nothing more than spending time with friends and family

Rylee Williams

Rylee recently graduated from Buchholz High School and is now pursuing her studies in Architecture and Interior Design at Santa Fe Community College. Her goal is to transfer to the University of Florida or another top Florida college to complete her degree after earning her AA.

With a background in property management, Rylee has hands-on experience from growing up in a family that owned and managed rental properties. She assisted with property turnovers, cleaning, painting, and tenant relations, developing a keen eye for organization and a strong work ethic. Outside of her studies and work, she enjoys relaxing with friends in her new apartment and cheering on the Gators during football season!
